SB Energy will build, own, and operate 8 IT gigawatts under a 20-year OpenAI lease at Ohio’s PORTS-Pike campus.

SB Energy will build, own, and operate the data center at the PORTS-Pike Technology Campus under a 20-year lease with OpenAI. OpenAI is identified as the customer for approximately 8 IT gigawatts of capacity, which refers to information-technology load rather than the campus’s total utility or generation capacity.

The campus will exclusively host NVIDIA AI compute infrastructure. OpenAI’s AI factory is expected to use NVIDIA’s full-stack DSX platform, including GPUs, CPUs, networking, and infrastructure software.

NVIDIA initially secured land, power, and shell capacity for 4.25 IT gigawatts and can elect to support the remaining approximately 3.75 to 3.8 IT gigawatts. The initial ready-for-service conditions are expected to begin in 2028, while capacity will be delivered in phases.

The filed announcement said the project would pay for its power infrastructure and establish an initial $80 million community-benefits fund. OpenAI said the six-year construction period through 2032 is expected to create 35,000 construction jobs and 2,500 long-term operating jobs.
