Core Scientific’s signed 530-MW critical-IT leases with AMD and a neocloud counterparty had not commenced by September 30.
· ComputeLabs Research · from the November 5, 2026 edition
Core Scientific entered into the agreements in July 2026, covering approximately 530 MW of critical information-technology (IT) capacity across five sites. The filing collectively calls them the “AMD Leases,” although the counterparties include both AMD and a neocloud company.
Each lease has a 15-year term with three five-year options. Commencement is expected in phases beginning in 2027 as contracted capacity is completed and the applicable commencement conditions are satisfied.
As of September 30, 2026, none of these leases had commenced, and no related lease revenue had been recognized. Accordingly, the filing excluded them from its presented lease-revenue and future operating-lease-payment tables, with lease classification to be determined at commencement.
AMD also received a reservation right covering an additional 1,925 MW of critical IT capacity, exercisable at specified times and under specified circumstances through December 28, 2028. That reservation right is separate from the signed approximately 530-MW leases and should not be described as additional commenced or fully leased capacity.
